Developing an A&Y themed layout

There are many possible layout designs that could represent the Atlantic & Yadkin Railway, from a huge layout that represents most if not all the line to a industrial switching layout covering the Furnace Branch in Greensboro to a small scenic layout capturing Piedmont short line railroading in the days of steam. Each layout type would appeal to some modeler.

In order to sort out the kind of layout I wished to have, I sought out the services of professional layout designers. Several answered my inquiries and most had some set of questions for clients to help them figure out a layout theme and design that would satisfy the customer based on that customer's skills, experience and preferences.

I have re-formatted the questions from one designer and my answers to those questions to show you how my preferences and desires became the basis for what I had hoped would be my dream version of a prototype model layout.
